Dubai Pearl - 24 hr Living City
• Dubai Pearl will be a fully integrated, mixed-use sustainable living city which heralds a new era of development in Dubai
• Located in the heart of Dubai Technology and Media Free Zone, overlooking Palm Jumeirah, the total built up area will comprise 20 million sq ft and will create a new hub for the metropolis
• Developed by Pearl Dubai FZ LLC, a company owned by a consortium of investors led by the Al Fahim Group of Abu Dhabi, UAE, construction work has begun on site and is expected to be completed in 2013
• Dubai Pearl will offer a holistic ‘work, play, live, stay’ ethos, providing bespoke housing and premium office space, alongside vibrant retail, hospitality, hotels and leading restaurants
• The project has received Government recognition, with road signage for the development already visible across the city
Distinguishing Features
• Dubai Pearl will be the first “walkable” environment in the City, with the masterplan designed to encourage community living and energy efficiency
• The development will comprise four iconic towers, with podium buildings and streetscapes designed in a classic European architectural style
• Dubai Pearl will target Gold LEED Certification in recognition of its environmental performance
• Over half of the total area of the site will be open space, with significant landscaping
• It is currently the only development in the world to have a reserved cluster of so many international brands as partners (Baccarat, Bellagio, MGM, Skylofts, Quintessentially)
• The development offers TECOM Free Zone opportunities for international investors to pursue commercial activities

• The total ground floor area of the site is 10 million sq ft (total built up area of developed space is 20 million sq ft)
• Over half (56%) of the podium area is dedicated to open spaces, with 35% of the project area landscaped
• The total footprint of the site is approx. 1,110,000 sq ft
• There will be 15,500 allotted car parking spaces
• The development will have the capacity to provide residences for 9,000 people
• The total working population the Dubai Pearl will be designed to support is 12,000 people

Key progress milestones to date
• More than 500 residences have been pre-sold to date (which accounts for 95% of the initial release of units)
• Sales have been made to almost 40 nationalities, reflecting the global appeal of Dubai Pearl and its cosmopolitan outlook
• Dubai Pearl has already forged partnerships with some of the biggest brand names in hospitality, including Baccarat, Bellagio and MGM Grand. Further marquee-name partnerships are in the pipeline
The Masterplan
• Germany’s Schweger Associated Architects are the lead architects and masterplanners on Dubai Pearl
• The development of four iconic 73-storey towers, connected at the summit, will establish a new global landmark on Dubai’s skyline
• A low rise city centre interacts harmoniously with the landscape to create a unique character and sense of place
• The pioneering column free design will create 20% more usable space than the standard in the region
Sustainability
• The Dubai Pearl masterplan has been designed to ensure energy efficiency therefore allowing the scheme to achieve the LEED Gold certification
• Dubai Pearl will incorporate sustainable development features and ‘green’ building standards including recycling facilities for paper, glass and food waste
• The SterenSYS - system will be implemented to reduce electricity, gas and water usage throughout the project. Improved utilization of light control, air conditioning and car park ventilation will all contribute to a ‘green’ friendly environment for the Dubai community
• In addition to being a completely walkable development, Dubai Pearl will include landscaped areas. Landscaping accounts for 35% of the project area
• An environmental impact study has been conducted by Dome International
