Dubai's Real Estate Regulatory Agency (Rera) has threatened to take legal action against any complainant who provides wrong information, thus limiting the number of unfounded complaints.

In its online complaint form, the agency clearly states that "providing wrong information regarding the opponent may lead to taking legal action against the complainant".

Rera also states that it will take legal action against violators of law in Dubai only if proper evidence is provided. It further reiterates that complaints for refunds or compensation need to be filed in Dubai Court.

The Land Department has taken initiatives to settle disputes between developers and investors through mutual consent in order to reduce the number of complaints.

Axel Jacob, Legal Consultant, Fichte & Company, told Emirates Business: "It will be important for the functioning of the market and the whole regulatory system that groundless denunciations are penalised. Whoever brings charges against somebody should be aware that without reason to do so he can cause harm to that person."

Another important aspect, Jacob believes, is that such legal consequences shall limit the number of unnecessary complaints, which may overburden the authority.
