KM Properties, a subsidiary of the KM Holding, is a leading real estate developer in Dubai with prime focus on property development to achieve high returns. A few of their prestigious developments include commercial projects like Tamani Hotel at Park Lane Tower and Tamani Exclusive at B2B Tower in Business Bay and the residential project Tamani Exclusive El Matador Tower at Jumeirah Village, Dubai. Mr. Sanjeet Joher, Group Chief Operating Officer, KM Holding, gave an exclusive interview to the Editorial Team, Gowealthy.com and expressed his views on Dubai real estate and their projects. 

Q.1.     Do you feel participating in realty expos give you the right exposure? What does KM Properties offer at Cityscape 2007 to its investors?
Ans.     Participating in realty expos such as Cityscape helps tremendously in promoting our projects to right investors. We have a tie up with National Bank of Dubai through which we are offering mortgages of up to 85% on residential units and 75% on commercial spaces at TAMANI Exclusive at El Matador Tower in Jumeirah Village Triangle. 

Q.2.     Could you elaborate on the company's expansion plans?
Ans.     We definitely have expansions plans in pipeline. But as of now, we want to concentrate only on Dubai real estate sector. Gradually, we would like to shift our focus to other emirates.

Q.3.     Are there any criteria that you look for before investing in real estate development?
Ans.     We conduct a market survey and carry feasibility study to have an idea about customer's requirements and investor's choice and come up with investment-friendly projects.

Q.4.     What makes you stand apart from other real estate developers, industry & service wise?
Ans.     Our promise to deliver our projects on time is our USP that makes us distinctly apart from our competitors. Other things that make us stand apart are our investor-friendly projects, state-of-the-art development and moderately-priced units.  

Q.5.     Could you tell us about your joint venture in Saudi Arabia?
Ans.     Yes, we have launched a joint venture KM Properties with Saudi business man Prince Khalid Bin Alwaleed Bin Talal Al Saud. We are working on the joint venture which will offer equity investments and low risk real estate development projects. We will talk about it as soon as we launch it. 

Q.6.     What is TAMANI Exclusive?
Ans.     Tamani Hotels & Resorts, operating arm of KM Hospitality & Leisure, is a modern and innovative world-class hotel management company dedicated to delivering genuine hospitality through creative and outstanding service with wholesome values that are people-focused and performance-oriented. All the projects by KM Properties are serviced by Tamani and these services are called as TAMANI Exclusive.

Q.7.     What are the sources of inspirations behind the design of the buildings?
Ans.     Current trends, investor's choice and contemporary feel are some of the points that we keep in mind while creating a design for the building.

Q.8.     Please shed some light on Islamic-compliant real estate fund?
Ans.     Islamic-compliant real estate fund works on the principles of Islamic laws. We have launched $2.3 billion Islamic-compliant real estate fund to develop and own an international chain of hotels and other real estate assets encompassing residential, commercial and retail components that abide by Islamic principles.

Q.9.     How would you describe current trends in Dubai real estate market? Ans.     Dubai real estate market is thriving right now and progressing in the right demand. There is lot of demand for more developments as more foreign investment is pouring into Dubai in the wake of regularization of real estate law and high appreciation of property prices.

Q.10    Are you developments exclusively for the high net-worth individuals?
Ans.     Although the projects by KM Properties feature exclusive luxury, yet they are moderately priced so that even a middle income group can easily invest in them.
